2016 will bring several exciting development upgrades to familiar spaces in Old Town. Below are seven projects we will be tracking in the months to come.
802 and 806 N Washington Street
The existing Towne Motel will be torn down to make way for a five-story, 98-room hotel with one level of underground parking.
1101 N Washington Street
An expansion of the existing two-story hotel into a larger hotel with a restaurant has been proposed for the Best Western Old Colony Inn.
530 First Street (aka the old North-End Giant site)
Edens, developer of the beautiful Mosaic District in Fairfax, has purchased the 1-square block at the intersection of First and St. Asaph Streets. Their current proposal includes 51,000 square feet of retail and 232 rental units with 483 garage parking spaces.
515 N Washington Street
The Mill, a historic building dating back to 1847, is complete and has released its 25 loft-style condos for lease. Studio, 1- and 2-bedroom units boast 12-foot ceilings, high-end kitchens, and industrial loft layouts starting at $2,100 for a studio.
600 N Royal Street
An ad hoc advisory committee for the 2-acre site where the Royal Street Bus Garage now sits established the design principle that the new development will be predominantly residential but “may include a limited amount of ground floor accessory retail, personal service, or community-serving use.” Though final proposals were initially due at the end of July, WMATA, the current owner of the garage, extended the admission date to September 21. No word yet on what developer was selected.
500 and 501 N Union Street (site of Robinson Terminal North)
A joint venture between CityInterests and Rooney Properties LLC has been fully endorsed and unanimously approved by both City Council and the Urban Design Advisory Committee, marking the passage of the last of the main waterfront projects. The project will include 66 multi-family residential units, a 132-room hotel, 25,000 square feet of commercial space, and four restaurants with a total of 500 outdoor seats.
Oronoco & St Asaph Streets
Brightleaf & Cooper, a Clark development, is underway on the construction of 16 unique elevator townhomes starting at $1.9 million. The townhomes range in size from 3,000 to 5,000 square feet and feature two-car garages, rooftop terraces with indoor dens, hardwoods throughout, and custom Snaidero Kitchens.
