Neighborhood Spotlight: Del Ray and Potomac Yard

Surely you’ve heard of Del Ray, with its wonderful array of shops like Kiskadee and restaurants like Kaizen Tavern (review coming soon!) and its designation as the top best-selling zip code in Northern Virginia by Northern Virginia Magazine. Perhaps you’ve stopped for the ice cream Flavor of the Day at Dairy Godmother on a sunny spring day or enjoyed some of Del Ray’s periodic local events like Art on the Avenue.

Potomac Community

Just across US-1 North is the up-and-coming Potomac Yard neighborhood. Picturesque townhouses and condominiums boast a large children’s play area, a bike trail, and nearby sports fields. They sit next to a grocery store and shopping center with staples like Target and Chipotle. Residents can walk to the metro (Braddock Road Metro Station is not far, but Potomac Yard will eventually have its own station), catch a bus, or get to Ronald Reagan Washington National Airport within minutes, even with heavy traffic, as it is less than five miles away. Coffee shops and restaurants are close by, and it is a little less than a hop, skip, and a jump away from everything that Old Town has to offer.

What’s more: the area can expect a mass of new developments in the next couple of years. Just across the street, plans are underway for a 1.5-million-square-foot, mixed-use development called Oakville. Washington Business Journal says that we will see the first phase as early as summer of 2019, and that the project will have a “heavy retail focus.” With “ground-floor retail topped by residential, hotel, and office,” upgrades to nearby Mount Jefferson Park, improvements to the intersection of Route 1 and Glebe Road, and an “internal piazza,” Alexandrians have a lot to look forward to.

Now is the time to get close to the action before prices of homes skyrocket due to Oakville and other developments. Prices are currently quite reasonable—and interest rates are, too—especially when one considers what the homes on the market have to offer in addition to their prime location.

One of our listings, 112 E Glebe Road in 22301 (pictured above), is truly right in the center of it all, resting right between Del Ray and Potomac Yard and within walking distance of both. For $689,000, you are not only getting a front row seat to all the upcoming architectural action (but far enough removed to escape the noise of construction), you are also getting a gorgeous home with four bedrooms, 3.5 baths, three finished levels, hardwood floors, separate living and family rooms, an open kitchen and dining combo, storage space, and a large backyard.

Another of our current listings, 2106 Potomac Avenue #101, is a stunning townhouse condominium built in 2013 overlooking the bike trail in Potomac Yard. It is $659,000, with an open-layout kitchen-living-dining combo, high ceilings, three bedrooms, 2.5 baths, a balcony off the master bedroom, walk-in closets, a 1-car garage, and more. And did we mention it’s in a great location?

We’re excited to see how prices are impacted by new construction in the years to come and will be keeping a close eye on the progress of the development in the months ahead. In the meantime, enjoy what these neighborhoods already offer, and if you’re interested in seeing either of these listings, please let us know!

Del Ray and the surround area definitely has a lot going on these days!

One correction: The Dairy Godmother has always sold frozen custard (not ice cream) – delicious frozen custard, along with beautiful sorbets and tasty baked goods.
